  Olympic Park Capital was founded by Dr. Derek-Dion Lee in 2025 on the Olympic Peninsula of Washington state.    

    Dr. Lee taught finance at Florida International University and Ohio Northern University before moving to private wealth management exclusively. His technical background includes the time value of money, portfolio diversification, macroeconomics, and monetary policy.

    This academic foundation provides Olympic Park Capital with an advanced perspective on designing specialized client portfolios for the world ahead.

Custom Investing 

   

    We all should have learned from 2022. The days of the 60/40 stock/bond portfolio are behind us. Most advisory practices lack a deep scope in their understanding of how diversification works. The one-size fits all answer used by most advisory houses is the 60/40 portfolio. This is poor diversification because stocks and bonds share a common risk factor – interest rates.

    Interest rates drive asset prices. When they go up, bond values go down. So hedging stock market downturns by buying long term bonds will only work if there is enough economic turmoil for the Fed to cut rates drastically in the wake of stock market downturn.

    In the inflationary era we’re in globally post-Covid, the 60/40 portfolio is poorly positioned and has a higher probability of underperforming its performance from 1980 to present – over which time interest rates went from approximately 15% down to 5%. Most backtesting projections that advisory houses use to show clients the performance of the 60/40 portfolio over the past 50 years is biased because of this fact and should not be used to project the next 20 years of expected performance. 

    Further, investors must understand the implications of the credit spread – the difference between interest rates you can earn on corporate bonds versus what you can earn on U.S. Treasury bonds. Credit spreads are at historically low levels. Meaning you’re not earning much more buying a corporate bond that risks default from the issuing corporation versus what you can earn buying a U.S. Treasury bond.

    What this means, is that we should not expect for corporate bonds to appreciate due to investor flight to safety in times of economic distress. So, in order to get noticeable appreciation in a corporate bond portfolio, interest rates would have to come down dramatically. Which is quite a bet to make in front of all the longer term inflationary headwinds we’re facing today.

Bio

Dr. Derek-Dion Lee

Wealth Manager

   Dr. Lee earned his Ph.D. in finance from Florida International University. His research areas include monetary policy and global risk. In his dissertation, ‘Currency Traded Risk’, Dr. Lee constructs a novel real-time risk metric that statistically explains ex-ante monthly returns to the MSCI® All World Equity Index using the variance risk premia and spot returns of currencies underlying the portfolio carry trade.

   Upon locating to Sequim, Washington in 2021, Dr. Lee served as vice president of investments with JP Morgan Chase. 

     Before locating to Sequim, Washington, Dr. Lee taught finance at Florida International University in Miami, FL and Ohio Northern University in Ada, OH. Dr. Lee has led Independent Study Seminars in Derivatives and has developed a highly unique Personal Finance course focusing on the foundations of wealth accumulation – application of the time value of money and the effects of interest rates on asset prices. Financial education for families is a passion and large part of Dr. Lee’s wealth management practice.

   Prior to his academic career, Dr. Lee practiced commercial real estate brokerage with Marcus and Millichap CREIS, as well as property management and acquisitions for the Apogee Companies. 

    Dr. Lee is well versed in the obstacles families face in accessing their wealth efficiently after having spent a lifetime building portfolios heavily skewed towards capital appreciation as opposed to active yield. Which is ideal during wealth accumulation. However, poorly suited for retirement distribution due to the need to sell assets. Leaving ‘nest eggs’ vulnerable to sequence of returns risk. This perspective motivates Dr. Lee to expand his educational impact. Providing more complete insight into portfolio construction coming from end-goal objectivity. Approaching diversification from not only a correlation of returns standpoint; but designing total allocation by targeting and integrating the different desired purposes of both real estate and financial assets for family utility intergenerationally.

     Personal pursuits for Dr. Lee include local charitable projects. He enjoys active participation in the Sequim Sunrise Rotary – serving on various development committees for community causes such as the Joe Rantz Rotary Youth Fund.

     Dr. Lee can regularly be found on summer weekends paddle boarding around Lake Crescent with his daughter, Sunny Grace and her baby dolls in tow.
